    One of the things I have learned is how to keep my properties fully booked. This involves keeping up with market trends and being flexible with pricing. Sometimes, offering discounts is necessary to keep my calendars filled.

    Being a host is like being the captain of a ship. I handle inquiries, make sure everything runs smoothly during guests’ stays, and respond quickly to any issues or emergencies.

    Luckily, I have property management software that helps me stay organized. It allows me to schedule cleanings, track expenses, and keep everything in order.

    Of course, unexpected surprises can happen, like last-minute cancellations or burst pipes. But at the end of the day, seeing happy guests enjoying their stay makes it all worth it.

    I’ve also learned the importance of regular property check-ups. Catching those small maintenance issues early can save a ton of time and hassle down the road. And when it comes to finances, keeping detailed records is my golden rule. It helps with everything from budgeting to planning for future investments.

    Networking with other property owners has been a huge help too. Sharing tips and tricks, and staying in the loop about market trends, keeps me on my toes. Sometimes, it’s worth delegating tasks like repairs or accounting to trusted professionals. And staying flexible and adaptable to changes in the market is key to long-term success.       There are plenty of options out there, but one that I’ve found really helpful is Buildium. It’s user-friendly, customizable, and offers a wide range of features to streamline everything from tenant communication to financial tracking. Plus, their customer support is top-notch, which is always a plus!

      TenantCloud user here! Their prices are pretty impressive and the software is packed with features. They’ve made a lot of improvements to the user interface over the years and are great at listening to user suggestions and implementing updates. Personally, I use QuickBooks Desktop for managing finances, so I mainly use TenantCloud for collecting rental payments. While it offers a lot of reports that I haven’t explored much, I don’t think it’s robust enough to handle fixed asset depreciation and similar tasks.

      Sure, it can be a bit buggy or clunky at times, but they’ve really put in a ton of effort over the past couple of years to improve it. The app is okay, but the browser version is definitely more functional.

      Another thing to note is that I manage mixed residential and commercial properties, and surprisingly, most of the bigger software options out there don’t support this type of use at all. They often charge exorbitant fees or won’t accept me as a customer because I have a smaller number of units, despite managing a substantial amount of square footage.

      TC costs around $400 a year for the highest standard tier, which works well for my needs. There’s also a custom tier above my plan, but I haven’t had a chance to explore it yet. It offers a few more features, but nothing that I really need at the moment.

    For under 30 units, apartments.com does screening, credit and background checks paid by the tenant, online payments, ACH, balance tracking, maintenance requests, and listings all for free for the landlord. I’ve used it for 3 years and just switched to TenantCloud so I could now manage other people’s properties.
